All your real estate clients are online and most of them play around on social networks. If you want to find and connect with new prospects and clients you need a social media marketing funnel.
To make it easy for you to visualize the lead generation process I’ve created a social media marketing flow chart.
The first thing that you should notice is that everything is interlinked and flows back and forward into each other. That’s because social media marketing allows you to create this virtuous circle whereby everything can be shared and redistributed by your network of friends and followers.
That’s the beauty of social media – you can create content for your friends and followers and they can then distribute it for you to their friends and followers.
The second important thing is that social media marketing is now so much more than just making friends and getting engagement with your network. Facebook in particular now offers you a number of powerful paid advertising tools, like custom audiences and retargeting, that you can use to grow your business.
So take a look at the flow chart (click on it to enlarge) and make sure you apply it to your own social media marketing funnel.
Here’s something I hear again and again from real estate agents in the REMCamp network –
“I’m a real estate agent and I work hard to earn my listings. The listing data is my listing data and if the large real estate portals want to use my data they need to Pay Me For My Listings. In the past we allowed you to use our listing data only for you to use the data to generate traffic to your website and then sell that traffic back to agents through your advertising products”.
So right now I’m going to take up the cause and join the movement of agents who believe it is fair that we get paid for our listings data.

On March 30th all Facebook Pages automatically converted over to the new timeline design.
Facebook has spun the change as a way to increase your brand’s visibility but while this is true it is also true that they’ve removed a number of key free marketing features – like the ability to send visitors to a custom default landing page (where you can get their contact details).

Right now it is easier to find and connect with local prospects on Google Plus than Facebook, LinkedIn or Twitter – but it won’t be long before the window of opportunity closes. So what are you waiting for?
A powerful way to find locals on Google Plus is to use free Google Plus search tools created by third party developers. The advantage is that there are more refined and advanced search options, like employee or location based search, compared to the regular Google Plus search.
