Here’s the cheap and easy way to add real estate search to your Facebook Fan Page – and you don’t need to hire a developer.

This technique needs zero technical skills. It’s not quite as good as a full blow real estate search box application but it works almost as well and it has the advantage of getting the visitor to your website and not a general listing site.

First let me tell you that there are a number of good search apps that you can use to show listings on your Facebook Fan page. Realtor.com, Zillow, Trulia, Roost, Altos Research and a number of other large listing sites all have a Facebook app. The problem is that they take your visitor to their site and then poach your business by showing advertising from your competitors.

You could avoid this problem by building your own Facebook App but who has that kind of budget?

Using my cheap and simple guerrilla marketing approach you can create a page with the image of a search box so that when anyone clicks on the search box it will link directly back to your IDX search site.

You can take it a step further by using a free application like PageModo to build a professional looking page, just like the Owlio Fan Page.

A QR code is a fancy 2-Dimensional code that encodes imformation about a URL, text or other data. It can be read by a bar code scanner or most new smartphones, including the iPhone and Android.

To read my QR code you need to download a QR reader to your smartphone, take a picture and the image will render the content.

Can you use Facebook to list real estate and actually sell a home?

It’s an interesting idea and I’m having a great deal of fun trying to find out if Facebook is an effective real estate listing platform.

Here’s the basic strategy:

1. Create a new Fan Page on Facebook for each new home for sale. Think of the Fan Page as equivalent to a “Single Property Website” with it’s own unique URL on Facebook.
2. Co-opt the owner to invite their sphere to view and “like” the Fan Page.
3. Co-opt all the other Realtors in your office to view and “like” the Fan Page.
4. Do a direct mail campaign to all the neighbors and invite them to view and “like” the Fan Page. At the same time ask the neighbors to write a nice comment on the Fan Page wall and invite their friends to view the listing. Make sure you mention that the value of their home is tied into the quick full price sale of this home. This should encourage positive feedback and stop the guy next door who hates everyone from trashing your listing online.
5. Use Facebook Ads to target hyper local prospects.
6. Host a huge open house and promote it as an “Event” on Facebook and link it to your Fan page. This allows you to invite your entire contact list of clients, past clients and prospects to the event.

This real estate social media marketing strategy has the advantage that even if the house doesn’t sell you have made contact with all the neighbors and can canvass them for their business. It will also be a useful tool when you go back to your client and recommend a price reduction.
